Рейтинговое агентство назвало регионы России с самой доступной ипотекой
Доля российских семей, для которых доступна покупка квартиры в ипотеку, составляет 13,9%. Такие данные содержатся в масштабном исследовании доступности жилья в регионах России, составленном в РИА Рейтинг. Эксперты агентства при составлении рейтинга ранжировали регионы страны по доле семей, которые имеют возможность оплачивать ипотеку за стандартную двухкомнатную (54 кв. м) квартиру.
Как показали результаты рейтинга, лишь в 8 регионах среднестатистическая семья может без трудностей приобрести себе двухкомнатную квартиру в ипотеку. В списке лидеров – Ямало-Ненецкий автономный округ (49,3% от всех семей региона), Ханты-Мансийский автономный округ-Югра (37,3%) и Магаданская область (35,0%). «Лидерство северных регионов не удивительно — высокие заплаты и большой объем жилого фонда, доставшимся со времен СССР, определяют относительно невысокие цены на недвижимость», — говорится в исследовании РИА Рейтинг.
Еще в 9 регионах России лишь четверть (20-25%) семей имеет возможность оплачивать жилищный кредит за двухкомнатную квартиру. К таким регионам, по оценкам экспертов РИА Рейтинг, относятся Челябинская, Вологодская, Тюменская, Томская области, Пермский и Красноярский край.
Как показали результаты рейтинга, для большого количества семей в значительной части регионов России приобретение двухкомнатной квартиры без значительного первоначально взноса является задачей трудно реализуемой. Из числа аутсайдеров в рейтинге выделяются экономически развитые Ростовская (9,7%) и Нижегородская области (9,4%). «Уровень зарплат в этих регионах сравнительно высокий, однако доступность жилья здесь находится на очень низком уровне — ниже 10%. Основная причина заключается в том, что цены на недвижимость в этих регионах несколько завышены относительно потенциального спроса», — поясняется в исследовании.
Также сравнительно низкая доступность наблюдается еще в 36 регионах, в число которых в частности попала Москва. «Несмотря на высокие зарплаты в столице стоимость жилья не дает больших надежд на покупку даже типовой квартиры. Лишь 11,4% московских семей могут себе позволить купить среднестатистическую двухкомнатную квартиру», — говорится в материалах исследования. Для сравнения, в Санкт-Петербурге доля таких семей составляет 17,4%.
Динамика доступности жилья в последние два года была в целом отрицательной, говорится в исследовании. В 2015 году доля семей, для которых доступна покупка квартиры, снизилась в 62-х регионах и в 20-и выросла, заключают эксперты РИА Рейтинг. Негативная динамика в большинстве регионов, по оценке авторов рейтинга, является следствием высокой инфляции, что сказывается на потребительских расходах, а также ухудшения условий кредитования и ростом цен на недвижимость.
